Familiarize yourself with terms like "Load Factor" and Triple Net (NNN). Verify that all calculations align with recognized standards, such as those set by the Building Owners and Managers Association (BOMA).
Understand the Landlord's View: Obviously, your primary concern is securing the best deal for your business. But recognizing the landlord's needs can create a proposal that's attractive to both parties. A win-win approach generally yields better results.
Leverage Your Lease Duration: Longer lease terms can be more attractive to landlords, potentially leading to better terms overall. At the same time, be sure the lease offers flexibility to adapt to your future business needs.
