Leveraging my experience as a successful commercially focused real estate adviser, I decided to earn my broker’s license. With the advent of mixed-use developments combining residential and commercial property, Clear Path Real Estate and Development has carefully built a team ready to offer full-service real estate brokering, management and development for both components so we can easily meet your needs in one company. A skilled negotiator with a reputation for creating successful outcomes for investors, tenants and landlords alike, I bring over 15 years of commercial investment, development and brokerage experience. In 2018, Co Star awarded me Power Broker for being a top broker for the Chattanooga MSA area. In 2019, 75% of my completed transactions were with clients in which I represented them in them as Sellers or Landlords.

My experience ranges from acquisitions and dispositions, leasing and financial and market analysis for my clients. I have worked with Nashville developers in the acquisition of land for a $159 Million development project along the Tennessee Riverfront. I recently helped a tenant to successfully renegotiate their lease for a savings of over a $1,000,000 in rents and tenant improvement allowances. During a due diligence period, I successfully preleased one-third of the 142,000 SF redevelopment. I have played an integral part in the redevelopment of the Southside from acquisitions of historical buildings, becoming knowledgeable on grants, understanding the conservation of buildings, and finding tenants to fill the newly refurbished buildings. These credentials and training allow me to provide a full spectrum of commercial and investment-related services including contract & lease writing, contract & leasing negotiations, due diligence performance, developing marketing proposals & promotions plans, demographic studies & economic reports, investment analyses, market value determinations, location advisories & incentives, rezoning processes, 1031 exchanges, and alternative financing. As a strong advocate for my clients, I see every deal as a new micro challenge to be understood, unlocked and ultimately monetized to the benefit of all involved.

Back in 2018, I partnered and spearheaded Prestige Property Brokers, a residential-based firm while I continued to practice commercial real estate advising. Within those two brief years, I helped build that company to nearly 30 agents and ranking within in the top 10 producing firms within the Greater Chattanooga area. In the beginning of 2020, Prestige Property Brokers was approached and partnered with the #1 leader in brand awareness Century 21.
I came over to KW Commercial for a short time period where I earned a ranking among the top 5 highest gross commission incomes earned in a month for commercial real estate transactions in the Southeast three times a year. I was also awarded the Shooting Star Award in 2014. This names the agent who has brought the highest gross commission income as a new agent to the market center. In 2016, I was asked to be on the ALC, Agent Leadership Council. This group serves as the Market Center’s Board of Directors.

Before being recruited to KW Commercial, I spent several years at The Raines Group. I had many responsibilities from contract negotiations with KOL’s regarding long-term tenant agreements, developing relationships with companies and investors bother regionally and nationally, and establishing marketing campaigns. As a property manager, I lead tenant relations and management of multiple commercial properties. I worked with annual budgets of $1.1 million and successfully coordinated execution of multiple high value property build-outs and upgrades. As a sales agent, I generated $7 million in sales revenue in a year. In addition, I executed a plan to acquire local and regional banks REO properties for listings, as well as, property management.

As the Commercial Sales Director to Real Estate Partners, LLC, the leading downtown Chattanooga real estate agency, I was responsible for providing real estate investment sales, financing, research and advisory services. Here I utilized a nationwide network of agents to build on my commercial buying and selling experience throughout the growing area. I was able to exercise national, regional, and local perspectives. I specialized in marketing and leasing or condo sales of the commercial spaces for mixed-use developments in renewal communities and downtown. I maintained a 95% Closing Ratio and drew 75% of business based on referrals.

Between 2000 and 2003, I was the owner and business administrator of my own firm and expanded my reach in creating a network within my goals. In 2003, I began buying, renovating, and selling investment properties. My interests began to expand, and thus my position required a larger amount of expertise. By 2005, I earned my commercial real estate affiliate broker’s license. I am now working at acquiring my CCIM (Certified Commercial Investment Member) designation.

Through my experience, I have become a knowledgeable resource for financing, contractors, architects, surveyors, environmental assessments, regional planning agency codes, permits, and zoning laws. Other needed knowledge relates to renewal community programs, local and state grants, incentives for small businesses and manufacturing, and tax incentive programs for growing areas. My clients are represented from places as far West as California and as far North as New York.
